There are three rooms available in this house, including two that are suitable for couples, from 1st July. We also have one room for a couple (room 5) and one single occupancy room (room 8) available now. Note this house is intended primarily for young professionals (although students, especially mature students and post-graduates, are also welcome), and Council Tax is included in the rent. The rent also includes gas, electricity, and water / sewerage bills, but not broadband or TV: this allows you to choose the package you want - allow £5 to £6 for a decent broadband package. The rent includes these services, but of course we are not in a position to guarantee the connections. The tenants will be responsible for contacting the utilities where necessary. There is no provision for half rent over the Summer if you are not there. There are no fees to pay, just a £350 deposit (with the first £75 of this required to reserve the room). This large mid-terrace, Victorian house has 8 bedrooms, 2 kitchens, a living room and a smaller seating area, 3 bathrooms and 2 separate WCs and there is a garage accessed off the lane at the back of the house. Its location makes it perfect for those working in the City or for students studying at Cardiff University Engineering Building or USW's ATRiuM. The Cardiff University main campus and students union are 20 minutes away on foot. Clifton Street, with many local shops and restaurants, is just 2 minutes away. Note that one of the tenants from September will have a cat. The bedrooms in this house are much larger than the average double bedrooms in student houses, except those on the top floor, which are still large doubles. Both bedrooms on the ground floor and one on the 1st floor are suitable for two people sharing. Both kitchens are fully equipped with cookers, microwaves, fridge freezers, and a washing machine. The house has central heating, with a boiler on the ground floor. The garden has a lockable gate leading back onto the street, and there is a double garage. The EPC rating of the house is E.
