This house has five rooms availble for next academic year, from 1st July, and there is also one room available now. Note this house is intended for students, and Council Tax is not included in the rent. The rent includes gas, electricity, water / sewerage bills, and the top speed (350Mb/s) broadband from Virgin (but no TV). The rent includes these services, but of course we are not in a position to guarantee the connections. The tenants will be responsible for contacting the utilities where necessary. Half rent is charged for July and August if you are not there. There are no fees to pay, just a £350 deposit (with the first £75 of this required to reserve the room). This house has 6 double bedrooms, all with double beds, a wardrobe, a chest of drawers, a desk and a desk chair: one bedroom is on the ground floor, three are on the first floor and two rooms are on the 2nd floor. There is a bathroom on the ground floor. This has a corner bath with an overhead shower, a toilet and a wash basin. There are also two shower rooms (both with a shower, a toilet and basin), on the 1st and 2nd floors. Also on the ground floor, there is a living room with breakfast bar, with an archway through to the kitchen, with doors leading onto the large garden. There are still some fine original Victorian features, including a fireplace and plaster-work. The kitchen is fully equipped with a gas oven and hob, combination microwave, fridge, freezer, fridge freezer, dishwasher, washing machine and tumble drier. The house has gas-fired central heating controlled by a programmable thermostat. The garden has a patio with a swing hammock and garden table, and can be used for barbecues. The EPC rating of the house is D. Please ask if you would like to see the Certificate; or indeed if you would like to see the gas, electrical or fire alarm safety certificates.
